I hate it when someone asks me to fill out a loan application, but does not tell me what I will need to provide in order for them to process my application, until AFTER they have my application.  Then I end up running around trying to gather up all the required information so my loan will close on time.  My goal is to save you that aggravation and to help speed your loan process.

 

Below is a list of information/documents that are required or maybe required by most lenders when you apply for a mortgage, refinance, or home equity loan.   Even though this list should satisfy most your lender's reqirements,  it is not all inclusive.  Every situation is unique and you may be required to provide additional information/documentation.   So, if you are asked for more information, be cooperative and provide the information requested as soon as possible.  It will help speed up the application process.  Please Bookmark and/or Print this page for your reference during the loan process.


Debt or Obligations

  • Prepare a list of all names, addresses, account numbers, balances, and monthly payments for all current debts with copies of the last three monthly statements
    • Include all names, addresses, account numbers, balances, and monthly payments for mortgage holders and/or landlords for the last two years
  • If you are paying alimony or child support, include divorce decree/marital settlement/court order stating the terms of the obligation
  • Ensure that you have the funds available to cover "Out of Pocket Expenses" or "Pre-Paid Expenses" that a lender may require as part of your application process, such as Appraisal, Credit Check, Survey, Home Inspection, etc. These types of expenses or normally paid by the Applicant directly to the person or agency performing the service and not to the lender.


If Applicable, You Will Be Asked to Provide the Following Supplementary Information/Documentation:

  • If you are divorced or separated:
    • Provide divorce decree and/or your separation agreement
  • If you are claiming Child Support or Alimony as part of your income:
    • Provide a copy of your divorce decree/marital settlement/court order stating the terms and amount to be paid to you, as well as, proof of receipt of funds for last year
  • If you receive Social Security income, Disability or VA benefits:
    •  
      Provide award letter from agency or organization
  • Source of Funds and Down Payment
    • If you sold your existing home:  Provide a copy of the signed sales contract on your current residence and statement or listing agreement if unsold (at closing, you must also provide a settlement/Closing Statement)
    • Stocks and bonds:  Provide copies of your statement(s) from your broker(s) or copies of certificates
  •  If part of your cash to close is a Gift:
    • Provide Gift Affidavit and proof of receipt of funds
